How Much Does a Luxury Service Apartment Cost to Rent in Ho Chi Minh?

Moving to Ho Chi Minh was an absolute unexpected blessing. So much so, that I signed my original lease for 3 months, and ended up extending it for over a year. I was fortunate enough to have some great friends already living in the heart of Saigon that I stayed with for my first week there while apartment hunting. And a hunt it was. I spent a week touring Ho Chi Minh’s countless serviced apartments, and ultimately settled on one that I couldn’t have been happier with – Icon 56 Apartment in District 4. 

I’ve always felt it’s important to try and maintain an upward trajectory in life, and coming from Taipei, Taiwan, Icon 56 Apartment was definitely in line with that ascent. I hope this post serves as a base for those looking to rent luxury service apartments in Ho Chi Minh City, and can serve as a rubric for what you can expect price and amenities-wise.

Do keep in mind that the below prices and observations are what I paid, and may differ depending on your lease length or real estate agent.

Let’s get to it. How much do luxury apartments in Ho Chi Minh cost?

Apartments for rent in Ho Chi Minh City fall on all ends of the budget spectrum. I’ve personally seen rooms available for as little as USD $100 per month in the Expats in Saigon Facebook group to several thousand dollars – Ho Chi Minh apartments fit all budgets. I’ve always been a big fan of living directly in the middle of the hustle and bustle (and close to major nightlife spots), so my search was relatively limited District 1, District 3, and District 4 (I did also check out several apartments in District 2). 

I ultimately settled on Novaland’s Icon 56 apartment in District 4 – the smallest urban district in Ho Chi Minh located just a stone’s throw away from District 1. 

I rented a 1 bedroom apartment at Icon 56 for VND $21,000,000 or USD $900. My 1 bedroom apartment came with a giant L-shaped couch, kitchen table (where I often worked at), large kitchen, washer/dryer combo, two air-conditioners, medium-sized bathroom. There was also a small balcony to hang clothes out on if needed. 

Most Novaland apartments (Tresor, Icon 56, Saigon Royale, Rivergate) come in right around 65-70 square meters. 

I know for a fact that I would have been able to get a lower rental price if I had committed to a longer lease ahead of time. As I noted above, when I first moved to Saigon, I was unsure of how long I’d want to stay, so opted for just three months. 

The general range for apartments at Icon 56 typically fall within the USD $600 to $1,200 range, depending on the number of bedrooms, the length of your lease, and whether it’s furnished or not. 

Expect a significant amount more than that if you’re heading there for a short time. 

For utilities, I spent about VND $1,300,000$1,600,000 per month, including Internet. There was a spike in electricity costs during my last few months, so I had a few months which ended up a tad more expensive.

Saigon Luxury Service Apartment Amenities: Rooftop Pool, Gym, Cafe

The highlight of my stay at Icon 56 was their rooftop infinity pool, which overlooked District 1, District 2, and District 4. This was a go-to spot of mine at night, and when friends were in town. It was a great way to wind down after a big weekend, or prep for a big night out. It was also the go-to place to watch fireworks (which Ho Chi Minh has a lot of). 

There really weren’t that many pool-goers at night, so I had the pool to myself a lot, and used it to exercise weekly.  

To be honest, it was an interesting clash of the first world and third-world everytime I swam in the pool, as it overlooked District 4 and District 7 in the back. 

The rooftop also supported a BBQ area and seating for residents just looking to hang out at as well.

As I mentioned in my post on luxury service apartments in Taipei, the gym was extremely lackluster. Icon 56’s gym was great, and actually had everything I need when working out. It kind of reminded me of Planet Fitness, as it wasn’t particularly fancy, but was decent size and had all the essentials. The treadmills were good quality, there were numerous machines for arm and chest workouts, and then some smaller weights. It was also a popular spot in the morning for yoga. 

After working out in the morning (I decided I needed to burn off some beers my last 3 months there), I’d head over to the ground-floor cafe for a latte. The cafe wasn’t high quality by any means, but served as a reliable spot to go for a quick snack anytime I was too lazy to venture out for food (or order). 

Additional Building Amenities & Services Include: 

  • Downstairs convenience store with all basic essentials (Vinmart)
  • Cleaning and laundry services
  • 24/7 security
  • 2 subfloors for parking

Final Thoughts on Luxury Serviced Apartments in Ho Chi Minh City 

Hands down, when I’m back in Saigon, I will 100% be back staying at Icon 56 or a Novaland property again. I had an extremely positive experience with my agent, the building facilities, and staff, and just value its proximity to District 1 too much to live anywhere else (other than well…District 1).
